| |  | Geography |  |  |  | Bulgaria is roughly the same size as England and is located on the Balkan peninsula, in its very centre, surrounded by the Black sea to the east, Romania to the north, Serbia and Macedonia to the west and Greece and Turkey to the south. This location provides numerous opportunities for easy travel to surrounding countries. The main road to the Near East and Asia passes through the territory of Bulgaria.
Bulgaria boasts fertile plains and beautiful wooded mountain ranges, including the Balkan range (it had given its name to the whole peninsula), Rila mountains, Rhodope mountains, Pirin mountains, Vitosha mountains, Sredna Gora mountains and Strandja mountains. Between Sredna Gora mountains and the Balkan range is the only one in the world Valley of roses, where the famous Bulgarian attar of roses is being produced. This rose-oil is a compulsory component of every costly perfume. In the recent years the Valley of roses became a place of great interest to many archeologists – unique tombs, treasures and Thracian towns were excavated. That’s why the valley is called the Valley of the Thracian Kings too.
There are 38000 immovable monuments of culture registered in Bulgaria and 236 museums that preserve over 5 million movable records left by 7 great ancient civilizations – the first European prehistoric civilization, the Thracian, the Greek, the Roman, the Byzantine, the Bulgarian and the Islamic. Such a thing exists nowhere in Europe!

At the moment there are four golf courses and by May 2006 the building of another three had begun. It is expected the number of the golf courses to rise up to 40 by the end of 2021. The mild climate can be a reason for prolonging the season on the Black Sea coast up to 8-9 months. The climate in the Valley of roses is the same. The best base for paragliding in Europe and the best base for parachuting on the Balkan peninsula is in the Valley of roses. There are plenty of opportunities for visiting caves, offroad driving, hunting and fishing, cultural tourism, Religious tourism, learning Bulgarian folk songs and dances, arts and crafts, cooking, wine tours, observing of birds, etc. With the variety of its mineral waters Bulgaria became the centre of SPA tourism on the Balkan peninsula. Bulgaria is famous for its medical herbs and its folk medicine too.
According to statistic researches, 60% of the tourists in the world are interested in cultural tourism. In this sphere Bulgaria has a lot of unique things to show . Almost everyone of the Bulgarians has once found Roman or Byzantine coins, weapons from Medieval times or other ancient objects in his land. Bulgaria is an incredible blend of past and present, of East and West, of traditional and modern.
Bulgaria’s biggest asset is the combination of a diverse and intact natural environment with a valuable cultural and historical heritage, rich traditions and livelihood and, of course, talented and hospitable people.
If we add to all the things said above the exquisite Bulgarian cuisine, where every dish is prepared by ecologically clean and non-organic products, and the world famous Bulgarian wines, one may say that life in Bulgaria is unique. | | | |  |  | | | | | | |  | Taxation |  |  |  | Bulgaria is politically stable country and the introduction of a currency board in 1997 stabilized the country’s economy. However, as is the case in Central and Eastern Europe, legislation, including that governing real estate, is volatile and subject to frequent change. A foreign investor can invest in properties in Bulgaria either directly or through a local entity. Only Bulgarian-resident individuals and entities can acquire title to land, while non-residents may acquire only buildings and limited rights (e.g. , leasehold and construction rights) to land. In some limited cases, acquisition of immovable property by non-residents requires prior permission of the Ministry of Finance. Foreign investors are guaranteed full repatriation of profits resulting from an investment in Bulgaria. The transfer abroad can be made only after the bank effecting the transfer is presented a certificate providing payment of all Bulgarian taxes due.
Investing through a local entity versus direct investment
As indicated above, a foreign investor can invest in properties in Bulgaria either directly or through a local entity. In case of a direct investment, the tax treatment of the foreign investors depends on whether or not their activities constitute a permanent establishment. The definition of a permanent establishment under Bulgarian law is very broad: the mere fact that a foreign company owns and rents out property in Bulgaria (except where such activity is carried out through an independent agent) may create a permanent establishment under domestic law. The various tax treaties entered into by Bulgaria usually contain a narrower definition of permanent establishment. If the activities of a foreign person owning real property in Bulgaria do not constitute a permanent establishment, the person will be liable for only 15% withholding tax on the rentals and capital gains, unless an even lower rate is applied under a double tax treaty.
Rental income
The basis of the taxable income of a company, investing in Bulgarian real property is the gross income derived from the property less tax-deductible, property-related expenses and depreciations. Such expenses include repairs, maintenance, renovation and similar costs and interest on loans used for the acquisition of the property. A Municipal Tax at a rate of 10% of the profits is due.
